Booking Conditions

THE BACK HOUSE  –  BOOKING CONDITIONS

1.  PAYMENT A deposit of one third of the rental fee is payable at the time of booking, with the balance due no later than 6 weeks before the start of the rental period.  Non-payment of the balance will be taken as a cancellation of the booking.  For bookings made less than 6 weeks before the start of the rental period, the total fee is payable at the time of booking.  Payments should be made by online banking.  Account details can be found on the Booking Form.  Cheques can only be accepted if there is enough time before the start of the rental period for the payment to be cleared into the owner’s bank account (payable to Judith Grice).  For this reason last minute bookings can only be accepted if payment is made electronically.

2.  CANCELLATION BY THE GUESTS Any cancellation made by the guest for whatever reason should be in writing.  On receipt of the written note of cancellation the owner will try to re-let the cottage for the period of the booking.  If the owner succeeds in re-letting the property for the whole of the period, all the monies paid will be refunded, less an administration charge of £30.  If the owner only succeeds in re-letting the property for part of the period booked, the guest will forfeit an amount equal to the remainder of the booking and be liable for an administration charge of £30.  If the owners are unable to re-let the property at all, then all the monies paid by the guest shall be forfeit to the owners.  For this reason, the owner strongly recommends that guests take out their own holiday cancellation insurance.

3.  CANCELLATION BY THE OWNER If the property becomes unavailable or unusable for any reason prior to the date of the booking, the owner’s obligation will be to reimburse the guest for any monies paid.

4.  CHANGES OF DATE The owner will consider a request for a change in the booking dates if such request is received more than 8 weeks before the start of the booking.  An administration fee of £30 will be due to the owner under these circumstances, if the requested period is more expensive e.g change from low period to peak period the new price will reflect the change.

5.  PERIOD OF HIRE Unless otherwise agreed, rentals commence at 3.30pm on the day of arrival and terminate at 10am on the day of departure.

6.  USE OF THE PROPERTY The number of persons occupying the property will not exceed the maximum of 6, children over 2 years are counted in the numbers. Babes in arms do not count towards the total, which is limited to one child under 2. For avoidance of doubt maximum occupancy is 6 + 1 under 2 years.  Smoking is not permitted anywhere inside the cottage nor around the hot tub and surrounding area. Dogs are allowed, two over 12 months. The number of people and pets occupying the Property will not exceed the number stated in the Booking confirmation without prior written permission from the Owner. The Property is not available for parties or events. The owner reserves the right to terminate the rental with immediate effect if these conditions are not observed.

7.  CARE OF THE PROPERTY The guests shall take all reasonable and proper care of the property and its furniture, pictures, fittings, and effects in or on the property, and leave them in the same state of repair and condition at the end of the rental period as at the beginning.  The property and all equipment, utensils etc, should be left clean and tidy.

8.  BREAKAGES, DAMAGE OR LOSS Any breakages, damages or loss should be reported to the owner immediately.  The guest must reimburse the owner for replacement, repair or extra cleaning costs.

9.  PARKING 2 vehicles belonging to guests can be parked in our private off road parking area. If guests invite day visitors to the property, we request that they park on Front Street and that they use the front door to the cottage.

  1. NUISANCE The guests should not cause any nuisance to neighbours and are required to keep noise to a minimum between 10.00pm and 8.00am. If serious complaints are made by the neighbours about the conduct of the guests, the owner reserves the right to terminate the rental if necessary.11. COMPLAINTS If guests have any cause for complaint, this should be reported immediately to the owner by phone on 07551 151591 and, in serious cases, confirmed in writing.12. LIABILITY The owner shall not be liable to the guests or third parties for any accident, damage, loss, injury, expense or inconvenience, which may be suffered, incurred, arise out of or is in any way connected with the rental.
  1. RIGHT OF ENTRY The owner or their agents shall be allowed right of entry to carry out any necessary repairs by prior arrangement with the guest.
  1. THE HOT TUB a document issued on behalf of our Insurers lays out the terms and conditions for safe use of this facility and is forwarded separately. Please read the document. There is a hard copy to sign on arrival before usage. Any visitors to our Guests in the Back House are not covered by the Insurers and cannot use the tub.
